Many people moving to North and South Carolina are enjoying the warm weather, easy lifestyle and affordable cost of living.

Many people moving to the South build new homes in residential communities. The price is very attractive especially for early retirement. Prices for construction & cost of living are lower and the neighborhoods are attractive for one’s own community. This is all good for a basic shell however you are very limited to your options and it is very expensive to add on upgrades. Some items are worth adding on and others are meant to pass on. Crown molding, quartz countertops and trek deck boards are all good items to upgrade while building a home. Too costly to rip out and replace after building.

Having a well-balanced and designed home is about layering. Adding your own personality memories and personal style make’s all the difference for creating your happy peaceful home.

Layer 1: Lighting

The largest impact and first item to replace is lighting. The light package is usually standard. Chandeliers, entrance, vanity, pendants and under cabinets lighting have big impact.

Layer 2: Wall Treatments

Wallpaper in small spaces, like bathrooms, feature walls and over wainscoting add texture, color and a personal style. Adding Tile in the backsplash, 1/3 of the way around bathrooms will go along way for featuring sense of one’s own unique personality & easy maintenance. Small items such as knobs or pulls for your kitchen, a feature wall under your island and changing out the sink faucet add elements of a more custom home.

Layer 3: Floor Plan Drafting

The floor plan should be carefully planned out with sizes and layout appropriate to your style model chosen for your home. When possible makes sense to have a scaled drawing of each room with existing furniture and new furniture in the plan. This helps with selling off what does not fit before moving.

Layer 4: Furnishings

Usually it is a combination of changing styles, especially on the beach, to become more coastal. It may be keeping our neutral sofa and adding fun colorful pillows and accessories to change the look. Other times you may need to start over if the furniture is too big and dark for your new beginnings. Function is so important when choosing new furnishings. Furnishings for me, are always selected on budget, function and style. Every detail of your space should be deliberate & meaningful.

Layer 5: Professional Consultations

Sometimes it is worth hiring a professional to accomplish all the above. It can be really overwhelming to pack and move while choosing all the materials going into your new home. Having a designer to organize and have a clear plan makes the transition easy creative and a fun experience.
